The biggest mistake I made as a buyers agent is that I didn’t know where to kick off the negotiation.
When I first started as a Buyers Agent I would always kick off the negotiation with a crazy low ball offer that was normally met with frustration, push back and sometimes even straight out abuse from the selling agent.
In my mind I thought ‘I’m getting them an offer, what’s the worst that could happen’.
There is a time to low ball and there is a time to come in strong and close the deal.
Now with years of experience I understand that you need to have a deep understanding of the market before you kick off the negotiations.
You need to know how many active buyers are there in the particular price point you’re playing in, what type of competition on the property you’re offering on is there, even down to what is the motivation of the seller in the first place
At the end of the day my job as a buyers agent is to find my clients unique opportunities and secure them at prices they are stoked with.
