3 biggest frustrations buyers have when searching for a property

#1 – An inaccurate guide price. 

This can be an absolute soul crusher if you are falling in love with the property just because it has scraped into your budget. 

What I recommend before you get too excited or before you get attached to the property, go through the recently solds in the area with a similar configuration to the property you’re looking at to get a bit of a gauge of is this going to sell for the guide price, above the guide price, under the guide price. 

That could prevent you from having some serious heartbreak. 

#2 – No floor plan

If you are looking at a double story house, for example, the master bedroom’s downstairs and the minor bedrooms are upstairs. 

More than likely, that isn’t the preference for most young families, the parents being downstairs and the kids being upstairs. So this will rule out a lot of properties for you. 

Without a floor plan, this makes it very hard to get a good genuine sense of the flow of the property. The only way around this one is to go through and do an inspection yourself. 

#3 – No price at all

When you’re looking for a property, and you’re trying to find out, does this fit within my budget? Should I start investigating or looking into this property? Two simple answers to this one. My first initial reaction would be to call the agent and find out where they believe this one will transact at or same as the tip I gave before, go through recently solds in the area with a similar configuration and similar land size to the property you’re looking at. This will give you a good gauge of what the property will transact for before you start to get your hopes up and fall in love with the property.
